Fix and flip loans that cover your purchase and rehab. Rental loans that qualify on the rent, not your W-2. Tell us about the deal, and we'll get you a term sheet from an asset-based lender.
Most of our borrowers use a fix and flip loan, a DSCR rental loan, or one followed by the other. Guidelines are from our lending partners as of November 2026; every deal is reviewed on its own numbers.

Portfolio and cross-collateral rental loans are reviewed case by case. Construction leverage depends on the builds you've completed in the last three years.
The two programs are built to work together. Many investors use the short-term loan to buy and renovate, then move the finished house into a long-term rental loan instead of selling.
First deal or two
"The bank wants two years of tax returns." "I need to close before another buyer does."
Send us the address, price, rehab budget and what it'll be worth finished. We'll tell you plainly what the loan looks like, what you'll need in cash, and what to fix before a lender sees it. Flippers ourselves, we'll tell you if we'd walk away.
Scaling a portfolio
"My cash is tied up in other rehabs." "I finished the flip and want to keep it."
Experienced investors get up to 100% of purchase and rehab, DSCR loans at up to 80% of value with no tax returns, and the buy-fix-refinance loop that recycles your cash into the next house. One point of contact across every deal.
Address, purchase price, rehab budget and your exit plan. The estimator above fills most of it in for you.
We match the deal to the right lender and program and send you the rate, points, leverage and closing costs in writing.
You provide entity documents, ID and bank statements. We coordinate the appraisal, title and insurance.
Sign at the title company. For rehab and construction loans, draws are released as work is completed.
There is no application fee and no charge for a term sheet. When a loan closes, our fee is part of the origination points and is shown on your term sheet and closing statement, so you see every cost before you commit. If a deal doesn't close, you owe us nothing.
Proclaim Lending is based in Franklin, Tennessee, and led by Kraig Wall. We've arranged commercial and investment financing since 2012, and we buy, renovate and sell houses ourselves. We read your deal the way an investor does: the purchase, the scope of work and the exit.
Proclaim takes its inspiration from Isaiah 61, a message of hope, restoration and rebuilding. That foundation shapes how we work: see the potential, act with integrity, and help create a stronger future. We welcome investors of every background who share a thoughtful approach to improving real estate.

No. Every program is for non-owner-occupied investment property held for business purposes, usually in an LLC.
For fix and flip, bridge and construction loans, approval rests mainly on the property, the budget and your experience. Rental loans qualify on the property's rent. We'll still run credit and verify you have the cash to close.
Most of the timeline is appraisal and title. Your term sheet will include a realistic closing date for your deal, and we'll tell you up front if your contract date is too tight.
Nothing. There's no application fee. You'll see the rate, points and closing costs on your term sheet before you commit to anything.
Our lending partners fund nationwide, with a few state exceptions. Put the property state on the form and we'll confirm.
Often, yes, with more cash in the deal or a lower loan amount. Experience mostly changes leverage. Send the deal and we'll show you what fits.
